Combined gross monthly income of at least 2.5x the rent, verified with pay stubs, offer letters, or bank statements.
Verifiable, positive rental history (family and friends don't count as references). No prior evictions or unpaid balances with a landlord.
We look at the full picture, not just a score. Lower scores may qualify with an additional deposit or risk-mitigation fee.
Criminal and sex-offender screening on every applicant 18+. Recent felony convictions may result in denial.
Many of our homes welcome pets. Pet fees do apply and are set case by case. Assistance animals are always fee-exempt.
Application fee: $50 per adult 18+, non-refundable. Processing fee: $175, refunded if you are not approved. Any additional fees are disclosed before you apply, never after.
